Winters in Duquesa can be simply stunning. A simple stroll along the beach in the sunshine is bliss. I would like to share a few photographs taken by Damian Barrington on the 1st December 2013.

The increase in popularity of Duquesa over recent years means that all bars and restaurants in Puerto de la Duquesa Marina open all year round. Cafes on the South side of Puerto Duquesa Marina such as C Bar or Ocean Cafe provide excellent suntraps and ideal places to people watch and enjoy a coffee or lunch in Puerto Duquesa Marina.

Winter Golf at Casares Costa Golf Club

As the temperatures in Duquesa this October are still approximately 30’C there is no better place to be than on a golf course ! Spanish Property Insight August 13 2013

I have just read Mark Stücklins excellent article “Too many homes in the wrong place, too much red tape” (http://www.spanishpropertyinsight.com/2013/08/13/too-many-homes-in-the-wrong-place-too-much-red-tape/) which sums up what has happened and what is happening in the Spanish Property market.  He says that Spain’s real estate problem “is not so much a glut as too many homes in the wrong place” and “not enough for sale where people want them”.

If you had watched the recent Top Gear episode where Jeremy Clarkson, Richard Hammond and James May,  drive the McLaren Mp4-12c Spider, Ferrari 458 Spider and Audi R8 Spyder from Gibraltar through Spain, you would have seen evidence of some of “the glut”.  Large developments on the outskirts of Spanish cities or large towns that are like “ghost towns” and which you cant imagine anyone ever wanting to live there.

These developments were bought by greedy developers and financed by thoughtless banks happy to lend to anyone without considering the consequences.  If they had been made to build better quality and well designed properties in the better locations then the country’s overall situation would be much healthier.

To support Mark Stücklin’s statement that “there are not enough for sale where people want them”, we have witnessed a surge in activity of people wanting to buy property in the La Duquesa, Manilva, Sabinillas and Casares areas.  The problem we are facing is that we are running out of properties to sell.  The only reason why some of the properties we have listed are not selling is simply because the vendors cannot lower the selling price down to the current market values.

The area Barrington Homes covers is only a 20 minute drive from Marbella, the area Mark mentions that will sell. Because our area is not as well known as Marbella many people start their property search in the Marbella Municipality and end up buying in the Manilva or Casares Municipalities as they discover and fall in love with the place and can buy a property at a fraction of the price.

Well if your personal circumstances are ready and you can afford it, now is a great time to buy in Manilva as life is too short to put off doing something that will improve your quality of life.

Manilva is a place that holds many of the factors needed to live a very high quality of life. The climate, the scenery, the culture, the health care, the infrastructure, the leisure activities and the community spirit of the people contribute to it being a very special place to live a high quality of life at not such a high cost.

Surfing by La Perla de la Bahia, Casares Costa, Costa del Sol, Spain

This morning I took some clients to see  some wonderful apartments Barrington Homes have listed for sale in the prestigious urbanisation La Perla de la Bahia  http://www.laperladelabahia.co.uk/.

The clients loved all the properties at La Perla that they saw and have gone away to have a good think about which one is the right one for them.

On the way back to the office I stopped and enjoyed the view along the Casares and Manilva Coastline, along Sabinillas beach to Duquesa and beyond and watched a surfer enjoying riding the waves.

Favourite property of the week

It has been another busy week in the Barrington Homes office and I have been out again showing clients round some of our properties.

It is a very spacious 2 bedroom apartment with a modern kitchen, luxurious bathrooms and top quality fixtures and fittings.  It has a large, south facing private terrace and garden and wonderful panoramic views of the sea and countryside which need to be seen in person to be appreciated.

It is possibly the best situated apartment in its development and it is conveniently located opposite The Brasserie which is a popular restaurant and bar.

Casares Golf & Country Club is a secure gated community with its own private nine hole golf course for the use of residents and guests.  It also has 2 swimming pools, a beauty salon, gymnasium, wellness zone and childrens play area.

100% finance properties in Spain

Damian bravely let me loose on some clients for the first time this week.  He
and all the other sales agents were busy with clients so he asked me to show
some people around some of the bank repossession properties Barrington Homes
have for sale that non residents can get 100% mortgages on.

100% mortgages for non residents have only recently returned to the mortgage
market.  Basically you may qualify for one of these mortgages if your monthly
payments on loans including any existing mortgage and the one you are taking out
does not exceed 35% of your net income.  For more information on mortgages click

I met the clients in Puerto de La Duquesa and took them to the first property at

This  is a lovely urbanization up the hill from Puerto de La Duquesa and
overlooking La Duquesa Golf Course.  It is about a 15 minute walk from La
Duquesa Marina and a couple of minutes walk from The Courtyard at Monte Duquesa
where there are a few shops and bars.

After spending a few embarrassing minutes trying to find the actual property we
eventually found the right Portal and went up the lift to the apartment which is
a penthouse with a lovely large roof terrace.  This property has never been
lived in and was empty but, after a good clean and the addition of some
nice furnishings, it would make a lovely home or holiday home.  I have friends
who live in the urbanization and are very happy there.

The second property that I took them to see was at Duquesa Fairways which is a
little further up the hill.  Hoping desperately that I would find this property
straight away and not look like a complete idiot,  I double checked the address
and understood that this property would be in Block 14.  At the entrance to
Duquesa Fairways there is a sign saying clearly Blocks 1 – 30  with an arrow
pointing left and Block 31 – whatever above an entrance porch.  So we followed
to the left where the arrow was pointing and it took us to a dead end!  I then
decided to try the key at the gate for Block 31 etc but it didn’t work.  Luckily
a resident of the urbanization turned up and let us in and pointed us in the
direction of Block 14.

Well, what a beautifully maintained urbanization Duquesa Fairways is.  The walk
down to Block 14 took us past well manicured gardens and two beautiful pool
areas.  There is even a small children’s play area.

We found the apartment and when we walked through the door we all went WOW!

It is a 3 bedroom duplex penthouse apartment with a vaulted ceiling in the lounge
area and the most spectacular views down Duquesa Golf course to Sabinillas and
the sea, Manilva and the Estepona Mountain.

The downstairs bedrooms and bathrooms are finished to a high standard and it is lacking kitchen units which I personally prefer as you can choose them to suit your own taste.

The upstairs bedroom has not been finished off so again some money would need to be set aside for this.  It had a really lovely feel to it and with  about €20,000 been spent on finishing it off it would make a superb holiday home with excellent rental potential.

but you dont get the same feel for the place from the photos and I would recommend anyone with the finances ready to buy a property in Spain to take a look at this one.

I am pleased to say that the third property I took them to see I found straight away.

Duquesa Village

This 2 bedroom penthouse apartment is at Duquesa Village http://www.barringtonhomes.eu/Duquesa-Property/Duquesa+Village-S139.htm and is located in the block at the bottom with uninterrupted views down La Duquesa Golf course down towards Sabinillas and the sea.

It has nice sized kitchen and ample terraces off the kitchen, lounge and both bedrooms and again had a very nice feel to it.  My clients really liked this property and for €112,000 it really is a good buy.

The last property I took them to see was at Las Colinas on the Princess Kristina Urbanisation http://www.barringtonhomes.eu/Duquesa-Property/Las+Colinas-S155.htm.

Again this property was unfurnished and you need to imagine what it would be like all cleaned up and with nice furnishings.  It is a good size apartment in a well maintained urbanization and it has a wonderful terrace with amazing views over the Manilva countryside and sea.

However it wasn’t as good a property as the previous 3 and my clients told me straight away that it wasn’t for them.  They are currently making up their minds as to which property would be best for them as they really liked both Duquesa Fairways and Duquesa Village.

owner/residents of Manilva on their principal and only dwelling. This is also available on commercial property that you own and manage as an ongoing concern. (Not applicable to tenants or landlords).
