Channel 4s´A Place in the Sun filming with Barrington Homes

Channel 4’s popular overseas property program ‘A Place in the Sun’ has once again featured some of Barrington Homes´ properties. The team were busy filming in the Duquesa area last week for 2 property programs to be broadcast later in the year. This is the third time that ‘A Place in the Sun’ has filmed with Barrington Homes and we were delighted to welcome them back so they can once again showcase our beautiful area and properties to millions of viewers.

Interestingly this is a “Celebrity Place in the Sun” and I understand they are putting an offer in on one of the lovely penthouses in the Marina area, so it will be interesting to see if it is accepted. We are so pleased that yet again we have been able to help in finding a fantastic property in Duquesa and get such great exposure of this wonderful part of the coast. Exciting times for Puerto de la Duquesa indeed as its popularity is certainly growing and thriving. I shall keep you posted as to when this episode will be aired.

2015 is the best time to buy a property in Duquesa !

The International Monetary Funds ‘January Multi Country Report’ has reported positive news for the Spanish property market. The report concludes that property prices in Spain, Ireland, Denmark and the Netherlands ‘have come to, or may be near their lowest point’ It reports that the Spanish and Irish markets were the worst affected due to considerably more properties being built. Declining prices have been compounded by a standstill in the construction industry and high levels of unemployment. This report echoes the sentiments of the Bank of Spains conclusions that the adjustment in the Spanish property market has now entered a period of stabilisation.

The CIS, Spains Centre of Sociological Studies has also reported that the  Spanish property prices will become stabilised in 2015 and they have noted that the majority of Spanish consumers share the same opinion.  Th report concluded that over 50% thought that the prices would be stable and over 26% thought that prices will rise. Of those surveyed 3.5% said that they plan to buy a property in Spain this year. The CIS survey also shows a significant increase in Spanish consumer confidence generally, both in regard to the current situation as well as future expectations.

Spain seems to be turning a corner with more positive news about the countries economy, tourism and property sector being reported. Strong Pound is attributed for an incredible increase in Spanish mortgage enquiries

Spanish mortgage enquiries have increased by an incredible 95% according to a leading mortgage specialist. This increase is based on the 2013 compared to the 2014 January to September period.
Leaders in the property industry attribute this increase to the Pound Sterling reaching a 2 year high at 1.28 to the Euro. Also the potential upturn in the Spanish property market with an influx of investors cashing in on the low property prices which may be set to now steadily increase in 2015.

Potential signs of recovery for the Duquesa Property Market

Figures released last week by the Spanish Finance minister hint at a potential recovery in the economy after it has battled back from 2013 when Spain had its second recession in 5 years. It is widely understood that Spanish property prices have fallen between 30% and 40% over the past 6 years and in some regions and locations the percentage decrease is significantly more.

Last quarters Spanish property prices rose 1.7% which even though they are a long way from previous highs it is a clear indication that collapse of the Spanish Real Estate market may be in the past. In the Malaga province property transactions also increased by a remarkable 24% which indicates a return of consumer confidence to the Costa del Sol property market.

Here in Puerto de la Duquesa Barrington Homes have noticed that the domestic demand for property has not returned as yet but foreign interest in property in Manilva is undoubtedly increasing. This is potentially simply a reflection on the individual countries economic status. Record Spanish Property Sales in 2014 !!

A study by Real Capital Analytics has revealed that Spanish property sales have increased a remarkable 183% in the first quarter of 2014 compared to the first quarter of 2013. This equates to over 1.4billion Euros of property transactions throughout Spain. These impressive figures prove the return of investor confidence to the Spanish property market.

A number of Private Equity companies are investing heavily in Spanish Real Estate and particularly throughout the Costa del Sol. Private Equity companies have increased their market share in property in Andalucia by a staggering 13.9%. Goldman Sachs are particularly active in the residential property market. This large increase in private investment in the area shows that property prices are potentially at the lowest they will go. Spanish Property is one of the best priced in Europe !

The Organisation for Economic Cooperation and Development (OECD) have assessed the value of housing in 27 member countries based on the ‘average wage against the long term property prices’ and also ‘property prices versus rent’ to assess the properties value as a business investment. Spain scored among the best on both counts and improved its score on 2013 results. Spains property market scored better than rival countries such as USA, Canada, Australia and New Zealand which we all over valued according to the report.

In the statement released by the OECD it also commented that “In Europe, strong house price growth is continuing in Germany and Switzerland, and has also resumed in the UK, even though prices there are already above longer-term norms relative to rents and incomes. Markets remain softer in other parts of the euro area, reflecting weak income growth and tighter financing conditions.”

The report is encouraging for anyone who wants to invest in the property market in Spain in 2014 as the prices are the most relative to the low Spanish wages and rental yield is still strong. Spain growing in tourism popularity

The tourism statistics for 2013 have been released and they confirm that Spain and Andalucia especially have grown in tourism popularity in 2013. The percentage of tourists in 2013 was over 60 million, an increase of 5.6% which was higher than the global average of 5%. Britain remained Spain’s most important market, accounting for 23.6% of total visitors, followed by Germany with 16.2%, and France with 15.7%. An independent survey showed increasing numbers of overseas visitors opting out of package holidays. Some 42.4 million, or 69.9% of total visitors, decided to make their own arrangements either in self catering accommodation or private hotels, an increase of 6.8% over 2012. A staggering 21 million of the total visitors which is approximately 1 in 3 people chose to visit Andalucia for an average holiday of 12 days. More good news is that the average spend per day in Andalucia was 52€ compared to 68€ in the rest of Spain confirming that Andalucia is still providing great value holidays.
