Bitesize Property Review with Barrington Homes

2017 has been a good year for the real estate market with interest and confidence growing due in part to an improvement in the European economy. House prices have increased in the second-hand housing marketplace with an average increase of 5.1% over the previous year. This is the largest annual increase since 2006 when it was an increase of 7.7%. The highest increase is in the Balearic Islands with a staggering 15.1% and Catalonia of 10.5% showing even with the recent political climate, it is not putting a damper on investment.

Malaga has had an increase of a very healthy 4.5%. This supports our successful year with sales of property in Manilva, Casares and Estepona. According to Tinsa (leading independent valuation experts with over 30 years’ experience), the average timeframe for selling a property in Spain is 8.6 months and in Malaga 7.2 months. Barrington Homes averaged for 2017 at 5.7 months and we are extremely encouraged by our strong start this year with an impressive January, historically a quieter month.

Manilva, Casares and Estepona are certainly providing the best investment opportunities with new developments both east and west of Estepona offering new contemporary, modern living. Good news for those already invested in this area as prices are moving in the right direction albeit not to the values achieved prior to the economic crisis. According to Tinsa, the residential market maintains moderate price growth but it is still 38.3% below the maximum reached in 2007.

In 2014 and 2015, the average sold price of a property was approx. 15.6% below the marketed price and in 2017 this percentage shrunk to an average of 10.2%, demonstrating demand and quality has improved.

Mortgage applications are highly sought after with all nationalities being approved and processed quickly. Savvy British buyers realise the potential in applying due to the weak pound against the euro and are securing up to 70% mortgages, (this will change to 60% for non-EU residents when Britain leaves the EU) and the average monthly mortgage payment for Malaga province is 555 Euros.

Spanish Property Insight August 13 2013

I have just read Mark Stücklins excellent article “Too many homes in the wrong place, too much red tape” (http://www.spanishpropertyinsight.com/2013/08/13/too-many-homes-in-the-wrong-place-too-much-red-tape/) which sums up what has happened and what is happening in the Spanish Property market.  He says that Spain’s real estate problem “is not so much a glut as too many homes in the wrong place” and “not enough for sale where people want them”.

If you had watched the recent Top Gear episode where Jeremy Clarkson, Richard Hammond and James May,  drive the McLaren Mp4-12c Spider, Ferrari 458 Spider and Audi R8 Spyder from Gibraltar through Spain, you would have seen evidence of some of “the glut”.  Large developments on the outskirts of Spanish cities or large towns that are like “ghost towns” and which you cant imagine anyone ever wanting to live there.

These developments were bought by greedy developers and financed by thoughtless banks happy to lend to anyone without considering the consequences.  If they had been made to build better quality and well designed properties in the better locations then the country’s overall situation would be much healthier.

To support Mark Stücklin’s statement that “there are not enough for sale where people want them”, we have witnessed a surge in activity of people wanting to buy property in the La Duquesa, Manilva, Sabinillas and Casares areas.  The problem we are facing is that we are running out of properties to sell.  The only reason why some of the properties we have listed are not selling is simply because the vendors cannot lower the selling price down to the current market values.

The area Barrington Homes covers is only a 20 minute drive from Marbella, the area Mark mentions that will sell. Because our area is not as well known as Marbella many people start their property search in the Marbella Municipality and end up buying in the Manilva or Casares Municipalities as they discover and fall in love with the place and can buy a property at a fraction of the price.

Well if your personal circumstances are ready and you can afford it, now is a great time to buy in Manilva as life is too short to put off doing something that will improve your quality of life.

Manilva is a place that holds many of the factors needed to live a very high quality of life. The climate, the scenery, the culture, the health care, the infrastructure, the leisure activities and the community spirit of the people contribute to it being a very special place to live a high quality of life at not such a high cost.

Property prices have come back down to a sensible level, the lowest that they have been in 15 years and in some cases half the price of what they cost in 2007.  People are buying again and the best properties on the market at realistic prices are being sold quickly.

At the same time Manilva has matured into a beautiful holiday resort with La Duquesa marina, La Duquesa golf course, La Duquesa castle and Sabinillas town centre all within walking distance of each other along a lovely promenade next to miles of “blue flag” awarded sandy beaches.
