What is Plusvalia Tax?

We are often asked questions by our vendors regarding the costs involved in selling a property in the Manilva area and it is a very important point of consideration.

One tax that will be levied with the property seller in called the Plusvalia Tax. This is a tax on the increase of value of the land from when the seller took ownership. It is the local town hall that calculates the Plusvalia Tax and the final amount is determined by the location of the property NOT the market value.  In the case of our Vendors it will be Manilva or Casares Town Hall and Barrington Homes recommend that when you are considering selling your property you visit your legal representative for an estimation of the Plusvalia Tax. Barrington Homes have a calculator available to our vendors to enable them to estimate their costs and on this we have averaged the Plusvalia tax at €2000 although it can be more or less. The Lawyer acting in the sale will make retentions at the point of exchange to cover the Plusvalia tax.
