Dia de Andalucia

The Día de Andalucía (“Day of Andalusia” or “Andalusia Day”) is celebrated on February 28 and commemorates the February 28, 1980 referendum on the Statute of Autonomy of Andalusia, in which the Andalusian electorate voted for the statute that made Andalusia an autonomous community of Spain.

In the municipality of Manilva and elsewhere in Andalucia, people decorate their property with the flag of Andalusia and with bunting of green-and-white bars. In Duquesa, Sabinillas and Manilva the local schools will close for a Semana Cultural (“cultural week”), or Semana Blanca (“white week”). This coming Friday will be a day of celebration in the Manilva schools with a traditional Andalusian breakfast consisting of a slice of toast with a thin layer of olive oil and orange juice or hot chocolate; the children often colour pictures that include the symbols of Andalucia, its history and customs.  Manilva will hold their own celebrations on Sunday 27th February so try to visit the pretty pueblo and participate in an Adalucian breakfast and local traditional music and celebrations. Spain has 17 autonomous regions; they each have their own parliament, president, government, administration and Supreme Court. They all have their own flag and capital city, Andalucia’s flag is known as the “Bandera Blanca y Verde” and is the basic subject of the Andaluz anthem (Himno de Andalucía) with Seville being the Capital City.

 Andalucía has 8 provinces (Cadiz, Almeria, Málaga, Huelva, Seville, Jaén, Granada and Córdoba). These provinces have responsibilities in all areas including health and education. However there is a centralised curriculum for all schools and the SAS (Servicio Andaluz de Salud) is also centrally ran. We are very lucky in  Malaga as the SAS is a fantastic health service and has a higher ranking in the league tables than the UK although given that the Andaluz lifestyle is one of the healthiest in Spain I hope you won’t find much use for it.

 Andalucía is hugely important to Spain with over 22 million tourists visiting each year and we contribute greatly to the national economy. Puerto de la Duquesa.

Anybody living in or visiting Puerto de la Duquesa will have noticed the works being carried out there during the past few months.  There is a lovely new pedestrian area in Calle Los Arcos and Plaza los Delfines which has created a safe area for families and holiday makers to sit and relax in the restaurants and bars during the busy summer season in Duquesa. The general improvement works have included the tidying up of garden areas, painting, improved parking and the repairing of the street lighting. Puerto de la Duquesa is a valuable asset to the Manilva area and it is wonderful to see yet more improvements to our environment. It can only benefit the owners of properties in Duquesa Port and the surrounding area such as Marina de la Duquesa, Marina Real and Marina del Castillo.

The Mayor of Manilva has also announced more general improvements for the Duquesa, Manilva and Sabinillas area including plans to repair the roads. During the last few years the road running from Puerto de la Duquesa up to Las Brisas and Monte Duquesa has been renewed and it has made a huge difference to the quality and aesthetics of the area as well as improving the access to the beautiful urbanisations surrounding Duquesa Golf course such as Duquesa Village.

The small pueblo of Castillo is a little known gem and is not to be ignored, the area is to see new gardens and pavements installed; there has also been proposed the building of a large underground car with a municipal “green area” above.

Investments are being made in Manilva itself. Great news is that the link road that connects Manilva and the AP7 motorway to the N340 coast road is soon to be reopened which provides good, fast access to Duquesa from Gibraltar airport and Malaga airport and creates great links to the rest of Andalucia.

Another Investment in Manilva.

Exciting news has come to my attention recently about more investment by the Junta de Andalucia in the Manilva area. The Plan Qualifica and Casares Town Hall are to invest €400,000 to link the municipalities of Estepona, Casares Costa and Manilva with a new Paseo (promenade)

Work is to begin on Playa Chica in Casares and the plans include a 32 metre long bridge over the Manilva River and a coastal “garden” next to the Jordana Stream in Casares.

The Manilva coastal area is of outstanding natural beauty with views to Africa, Marbella, the mountains, Gibraltar and the beautiful Mediterranean Sea. The anti-smoking law benefits families in the Duquesa Area.

The smoking ban that has recently taken place in Duquesa and the whole of Spain is one of the strictest in Europe. Smoking has been banned in all bars and restaurants in Duquesa, Sabinillas, Manilva and Casares Costa areas and smoking will also be prohibited on television broadcasts, near hospitals or in school playgrounds.

The law tightens anti-smoking restrictions that were introduced in 2006 and came into effect on the 1st January 2011. The anti-smoking rules introduced in 2006 outlawed smoking in the workplace, but let bar and restaurant owners choose whether or not to allow it. Most chose not to impose any ban and only large restaurants and bars were obliged to provide a smoke-free area.

Duquesa, Sabinillas and Spain in general have a strong cafe culture this is one of the joys of being in Spain either as a visitor or resident and I believe that this is a huge step forward for the Duquesa area. The whole of the Manilva and Duquesa area is now far more family friendly and holiday makers, visitors and residents of Duquesa can rest assured that they and their children are in a smoke free environment when they take them out to eat and socialise.

What is…?

What is an Escritura?

An escritura is the title deed to your property.

Last time, I talked to you about the Decree 218 and mentioned that when selling your property in Duquesa you will need to provide a copy of your escritura to Barrington Homes.

If you have bought a property here in Duquesa, Manilva, Sabinillas or Casares Costa you will have received a copy of your title deeds (or Escritura).  This is a copy of a notarised document (i.e. granted in the presence of a Notary Public), of which the notary’s office keeps the original in their files forever. There are escrituras for many different purposes but in the case of real estate property acquisition, these escrituras constitute the acquisition agreement itself (i.e. the document that contains the basic terms of an acquisition, such as price, means of payment, charges and expense distribution, several tax-wise stipulations, etc.). This type of escritura, of which I repeat, the Notary keeps the original, is the only document (with extraordinary exceptions) that could originate a record on the Land Registry, establishing your ownership in a formal and undisputed way.

Happy New Year to you all and wishing you all a happy and healthy 2011. 

Here we are at the beginning of another year and who can believe that another 12 months has flown by. January not only welcomes in fresh beginnings and resolutions but also the sun. Duquesa is basking in wonderful temperatures that those in the UK can only dream about during their big freeze.

Castillo links to Puerto de la Duquesa

Last time, I spoke to you about new green zones in the Duquesa, Sabinillas and Manilva areas.  Well there is more good news and yet more redevelopment of our area being planned.

The paseo that runs between Castillo and Puerto de la Duquesa is heading for a facelift and not a moment too soon. The fencing is up and the works have a completion date of spring 2011, so finally the beautiful area of Castillo will now be linked properly to Puerto de la Duquesa. Interestingly, not only are there going to be solar powered lamps being installed but recycled street furniture also. The environment department in Manilva is stepping up at the moment and a pilot scheme for energy efficient street lights is also in place in the Poza del Rey area of Manilva.

The Paseo works will be carried out in front of the impressive Marina del Castillo development which sits resplendent on the beachfront and is a much sought after address.  It’s location within walking distance to Puerto de la Duquesa and Castillo and the development’s proximity to the beach means that this is an extremely popular address for residents, holiday makers and investors alike.  Barrington Homes currently have property available to buy in the pretigious Marina del Castillo and Barrington Holidays have several apartments available to rent in Marina del Castillo; but I recommend you book early as these beautiful apartments are snapped up.

Accessibility improves for the Manilva and Duquesa area.

The all new and shiny airport in Malaga is the pride of the Costa del Sol and the accessibility to the Costa del Sol area from all over the world has been greatly improved with the expansion. But for those visiting and living in the Duquesa and the Manilva area, who regularly make use of Malaga Airport, you now have another option in Gibraltar Airport.

On the 29th March 2011, Easyjet are opening a new flight destination from Gibraltar Airport to the North of England: Three times a week, Easyjet will be flying from Liverpool’s John Lennon Airport to Gibraltar Airport.  The flights are available online now at great prices. This coincides with the impressive new airport being constructed in Gibraltar so not only will the amount of flights into Gibraltar increase but the comfort and ease of using Gibraltar airport will improve immensely.

With the accessibility of our western stretch of the Costa del Sol opening up, we can hope that the convenience, more choice and costs of visiting Duquesa and Manilva become a persuading factor when holiday makers and investors alike are choosing a destination to visit next year.  The local economy would do well to attract a boost in tourism in 2011 and with the amazing property prices that Barrington Homes have available in the Duquesa, Manilva and Casares Costa areas, the private and professional investors alike will once again take notice of this beautiful part of Spain.

Christmas Fair in Monte Duquesa.

The Christmas community spirit is alive and well at Monte Duquesa so join the people in your local community and support local businesses, when all is said and done; they deserve our help in the current climate.

 On Friday the 10th and again on the 17th December between 5-9pm there will be a Christmas Fair held in The Courtyard at Monte Duquesa. The local establishments will be offering mulled wine and mince pies and a selection of 20 local stall holders will be offering excellent gift ideas for Christmas.

 The Courtyard, Monte Duquesa is a great little area in our community and can be found just a short walk or drive up the hill from Puerto de la Duquesa.  For those who live or holiday in the surrounding urbanisations it is a handy alternative to the Port of Duquesa or the Sabinillas shops and restaurants.

 Duquesa Suites is a large and very popular urbanisation close by and I know that the summer customers who rented their holiday homes there, through Barrington Holidays, frequented the businesses in Monte Duquesa regularly and were thrilled to have the convenience of the bars, shops and restaurants close by.

Manilva Goes Green

Anybody who has passed through the area of Sabinillas behind Mercadona, will have noticed the beautiful Parque del Duque.  If you haven’t been there it is well worth a visit and as an extra enticement you should know that it has recently won a “Costa del Sol” award.  Situated in-between Mercadona and Maicandil School in Sabinillas and close to the Residencia Duquesa Urbanisation, the park is recognisable by the large toadstools visible from the road. My children and I are there regularly and I can vouch for the cleanliness and facilities, which are not just aimed at the kids, the park offers a keep fit area, entertainment area, water features and plenty of benches to sit and enjoy the Costa del Sol sunshine.

It seems that in the Duquesa and Manilva area we are being spoilt by the “green areas” on offer. Right next door to Parque del Duque there is a new zone being landscaped by developers, thereby introducing more leisure areas for holiday makers and residents alike to enjoy.  Over the past few years this area in Sabinillas has seen extensive infrastructure work, improving road links for the area and creating wide open spaces around the new housing developments.  The location is outstanding for either a permanent home, holiday home or an investment for long and short term rentals; with great access to supermarkets, restaurants, bars, schools, Puerto de la Duquesa, Manilva, Sabinillas town and the wonderful blue flag beach.
