Marina del Castillo – Reduced with 100% Finance available.

Filed under: Property — Barrington Homes @ 11:02 am

These 2 and 3 bedroom luxury apartments in Marina del Castillo enjoy a superb beachfront location that is within minutes walk of the beautiful Duquesa Marina and the Pueblo of Castillo.

Marina del Castillo is one of the newest developments in the Manilva area and one of the most prestigious. Located in-between the pretty Pueblo of Castillo and the beautiful Port of Duquesa, Marina del Castillo is in the perfect location. A new Paseo has been constructed that runs right along the shore line and ensures that walking to either Castillo or Duquesa is a pleasure.  Next door to the development are some Roman ruins and as there is no over construction around the development, Marina del Castillo offers peace, privacy and tranquillity with open views to the Mediterranean.

In addition there are many 1st class golf clubs nearby such as Finca Cortesin and of course our very own La Duquesa Golf Club.

Castillo is a very pretty and small pueblo that offers superb fish and tapas restaurants and has the real Spain ambience. During the summer months here, the castle hosts an open air cinema showing films in English and Spanish and often supports local artists with fantastic exhibitions of their work. A small and quiet area with several beach bars and restaurants nearby, Castillo is a real gem in our Manilva crown.

For a more lively evening, Puerto de la Duquesa offers a large selection of restaurants, bars, cafes, beach bars, market stalls and 2 small supermarkets. Having seen a lot of redevelopment over the past year, Puerto de la Duquesa is the prettiest port on the coast and offers everything one might need either as a holiday maker or resident.

Marina del Castillo has been constructed to the highest standard and includes stunning luxurious features including marble walls and floors, natural wood terraces, light sensitive glass, domotics home control systems and high specification kitchen and bathrooms. Marina del Castillo boasts a beautiful communal pool and sun terraces, underground parking and 24hr security.

Barrington Homes have recently seen reductions in the prices of the apartments in Marina del Castillo from €390,000 to prices from only €189,000 and now with 100% Finance available. This is a FANTASTIC opportunity to own a prestigious property that offers superb rental returns and is a good investment as either a portfolio property, holiday home or a permanent home and in a superb location. For Barrington Holidays  Marina del Castillo is one of our key developments for holiday bookings.

For further information or to arrange a viewing of Marina del Castillo please contact Damian Barrington and we will be very happy to help you.

Are you registered to vote in the Manilva elections?

Filed under: Duquesa Information — Barrington Homes @ 10:01 am

Are you a resident in Manilva? Are you on the padrón? If the answer to this last question is YES, our next question is: are you registered to vote?
Registering on the padrón doesn’t mean you have the right to vote. This is done separately, by registering your option in the Tenencia de Alcaldia or the Town Hall.
For anybody living in the Duquesa area today is your last chance to register to vote! If you are a Manilva property owner or long term resident of Manilva, it is very important to have your say. The deadline for registration was the 31st of January 2011, but for the residents wanting to express their right to vote there is now another opportunity.
Between the 4th of April and the 11th of April 2011 the list of the citizens registered to vote will be made available. If you are not on that list, but you were registered on the padrón before December 2010, you can request the right to vote in the elections on the 22nd of May.
Don´t miss your chance to have your say in how your local Manilva community is run.

What is…?

Filed under: Property — Barrington Homes @ 8:46 am

What is a Nota Simple?

In November I wrote about the decree 218  and the documents that it stipulates the vendor of a property in Spain must produce. The system and terminology can be quite confusing, I have explained about the Escritura but below is a brief description of one of the other documents that you will need.

A Nota Simple is a certificate given by the local Property Registry which contains a full description of the property you are going to purchase or sell in Spain. This description should include the following information:

  • whether the property has any outstanding debts (unpaid community charges, mortgages or local taxes)
  • the full name of the current owner
  • the boundaries of the property
  • the total square meters of the property (house + land)
  • classification of the property (rústico, urbano, or urbanizable). This is very important if you are intending to build on the land so be careful.
  • the rights that others may have over the property (eg public paths, railway lines, pipes or waterways).

With Spanish property, debts may be tied to a property rather than to the owner of the property. This is why you really must study the up to date Nota Simple carefully, with a legal expert if possible.

The office from which to obtain the Nota Simple for properties in the Manilva area, is based in Manilva Village, opposite the new police station and is called Registro de la Propiedad.

If you have a property for sale with Barrington Homes we will be happy to apply for this on your behalf.  An up to date Nota Simple is a vital aspect of selling and purchasing property in Spain and should never be overlooked.

Barrington Homes currently have clients waiting to purchase properties in the Duquesa, Manilva, Sabinillas and Casares Costa areas. If you are considering the sale of your property, contact Barrington Homes for a free valuation or come to the office in Sabinillas and meet the Barrington Homes and Barrington Holiday  team.

Finca Cortesin: A World Championship Golf Course on our Doorstep

In October 2006, Finca Cortesín Golf Club, Casares Costa, was born with the intention of becoming a reference point on an international level in the world of golf.  In October 2009 Finca Cortesin hosted the VOLVO World Match Play Championship, which was previously a fixture for more than 40 years at Wentworth Golf Club in Surrey, UK. It will be hosted at Finca Cortesin again this year on the 19th to the 22nd May. If you have a keen interest in golf then they are looking for volunteers to work at the competition.

The Finca Cortesin course at Casares Costa  is spread over more than 70 hectares where real estate developments do not interfere with the game and as such remain virtually invisible.

Designed by Cabell Robinson, known as one of the world’s top golf course designers, all aspects of this exciting sport have been taken into consideration: topography, dominating winds, the strategy of the game, etc. Gerald Huggan collaborated on the landscaping of the course paying particular attention to the flora. Furthermore, the course was built “following the highest specifications”, as enforced under USPGA guidelines for the creation of greens.

This Casares, par 72 course, measures 6,870m from the professional tees, found ordinarily in the most important courses in the USA. Multiple tees in each hole in addition to its width allow players to enjoy on all levels. The shape of the holes is actually conceived by its natural surroundings.

The course has been adapted to the beautiful Andalucian terrain and its natural flora whilst at all times respecting the majority of the existing vegetation. Furthermore, Finca Cortesin is committed to caring for the environment by means of a conservation program which includes the use of recycled water, to the conservation of the flora and native fauna. To maximise its potential, the club house offers membership to a limited number of 750, in addition to the “Pay and Play” option.

News from the Mayoress of Manilva

Filed under: Duquesa Information — Barrington Homes @ 10:24 am

In the run up to the May elections, the Mayoress of Manilva, Antonia Munoz has recently release a statement detailing the works that have been carried out in the Manilva area over the past 4 years.

Antonia Munoz

It was quite a long statement and to see the whole press release please go to the resident.es or read The Resident newspaper.

I have selected pieces from the statement that I consider will be of interest to the  property owners in the Manilva area and those of you who are considering purchasing a property in Duquesa, Manilva, Sabinillas or Casares Costa.

“We want to make Manilva a place to be proud to live in and I think we have done this”

Punta Chullera has had a face-lift, with an agreement between the town hall and residents. In Castillo the park El Huerto, the promenade between Castillos and Las Gaviotas and the archaeological museum in the castle are all new additions”

“In Duquesa Port, the 35 year old septic tank was removed and the sewers connected to the main system. Other works include pedestrianisation of the centre (Duquesa Port), a new park area and 2 car parks. We have also opened the tourist office in the afternoons.”

“In Princess Kristina works to the roads and utilities. In Hacienda Guadalupe  €80,000 has been contributed for the installation of individual water metres.”

“We have resurfaced municipal roads.”

In Sabinillas improvements continue such as parks and the Plaza Vicente Espinel. Important works that will improve the lives of many families such as the sports centre which we believe will be ready by December 2011. Before May we will have finished the underground parking.”

“We have improved the sports centre in Manilva with rooms for spinning and aerobics and we are very proud of the improved climbing wall.”

“The Las Vinas Park will open soon and the social services centre will be finished at the end of June. In Manilva the remodelling of Plaza Romance de la Luna has created a fine setting for the Santa Ana church. In short we have carried out more than 150 projects of all kinds.”

All of this is fantastic news for the area and the improvements have certainly been felt by those of us living and visiting the Duquesa and Manilva area.

Barrington Homes have many superb reductions available on property around the Duquesa area including La Duquesa Golf apartments with 100%  finance available INCLUDING all fees and taxes.
