100% finance properties in Spain

Damian bravely let me loose on some clients for the first time this week.  He
and all the other sales agents were busy with clients so he asked me to show
some people around some of the bank repossession properties Barrington Homes
have for sale that non residents can get 100% mortgages on.

100% mortgages for non residents have only recently returned to the mortgage
market.  Basically you may qualify for one of these mortgages if your monthly
payments on loans including any existing mortgage and the one you are taking out
does not exceed 35% of your net income.  For more information on mortgages click

I met the clients in Puerto de La Duquesa and took them to the first property at

This  is a lovely urbanization up the hill from Puerto de La Duquesa and
overlooking La Duquesa Golf Course.  It is about a 15 minute walk from La
Duquesa Marina and a couple of minutes walk from The Courtyard at Monte Duquesa
where there are a few shops and bars.

After spending a few embarrassing minutes trying to find the actual property we
eventually found the right Portal and went up the lift to the apartment which is
a penthouse with a lovely large roof terrace.  This property has never been
lived in and was empty but, after a good clean and the addition of some
nice furnishings, it would make a lovely home or holiday home.  I have friends
who live in the urbanization and are very happy there.

The second property that I took them to see was at Duquesa Fairways which is a
little further up the hill.  Hoping desperately that I would find this property
straight away and not look like a complete idiot,  I double checked the address
and understood that this property would be in Block 14.  At the entrance to
Duquesa Fairways there is a sign saying clearly Blocks 1 – 30  with an arrow
pointing left and Block 31 – whatever above an entrance porch.  So we followed
to the left where the arrow was pointing and it took us to a dead end!  I then
decided to try the key at the gate for Block 31 etc but it didn’t work.  Luckily
a resident of the urbanization turned up and let us in and pointed us in the
direction of Block 14.

Well, what a beautifully maintained urbanization Duquesa Fairways is.  The walk
down to Block 14 took us past well manicured gardens and two beautiful pool
areas.  There is even a small children’s play area.

We found the apartment and when we walked through the door we all went WOW!

It is a 3 bedroom duplex penthouse apartment with a vaulted ceiling in the lounge
area and the most spectacular views down Duquesa Golf course to Sabinillas and
the sea, Manilva and the Estepona Mountain.

The downstairs bedrooms and bathrooms are finished to a high standard and it is lacking kitchen units which I personally prefer as you can choose them to suit your own taste.

The upstairs bedroom has not been finished off so again some money would need to be set aside for this.  It had a really lovely feel to it and with  about €20,000 been spent on finishing it off it would make a superb holiday home with excellent rental potential.

but you dont get the same feel for the place from the photos and I would recommend anyone with the finances ready to buy a property in Spain to take a look at this one.

I am pleased to say that the third property I took them to see I found straight away.

Duquesa Village

This 2 bedroom penthouse apartment is at Duquesa Village http://www.barringtonhomes.eu/Duquesa-Property/Duquesa+Village-S139.htm and is located in the block at the bottom with uninterrupted views down La Duquesa Golf course down towards Sabinillas and the sea.

It has nice sized kitchen and ample terraces off the kitchen, lounge and both bedrooms and again had a very nice feel to it.  My clients really liked this property and for €112,000 it really is a good buy.

The last property I took them to see was at Las Colinas on the Princess Kristina Urbanisation http://www.barringtonhomes.eu/Duquesa-Property/Las+Colinas-S155.htm.

Again this property was unfurnished and you need to imagine what it would be like all cleaned up and with nice furnishings.  It is a good size apartment in a well maintained urbanization and it has a wonderful terrace with amazing views over the Manilva countryside and sea.

However it wasn’t as good a property as the previous 3 and my clients told me straight away that it wasn’t for them.  They are currently making up their minds as to which property would be best for them as they really liked both Duquesa Fairways and Duquesa Village.

Its during Winter that you appreciate the sun the most.  You do get periods of rain but these are normally short-lived and it is not long before the sun comes out again.  It is often warm enough in Winter to sit outside and have lunch and enjoy the warmth of the sun on your face.

The average high temperature in Winter is about 17 degrees and the average low temperature in Winter is about 11 degrees so you never have to defrost your car here in Manilva!

Spring is my favourite time of year in Manilva as it is when the countryside is at its prettiest with all the wild flowers in bloom.  The weather is just right for outdoor pursuits such as hiking, cycling and horse-riding.

It is also great for taking part in sports activities such as golf, tennis and football.

The average temperature in Manilva in Spring is about 22 degrees centigrade which is warm enough to sunbathe in and even have a swim in the pool.

April / May is a great time to visit Manilva as the flights are cheaper, the weather is great and the scenery stunning.

I love looking at the moon and the stars at night as the skies are so clear because there is little light pollution. The more you look the more stars you see and I have even been lucky enough to see a shooting star and a UFO!

Similar to the blue skies and sunshine, seeing the sparkling blue Mediterranean Sea everyday is lovely and therapeutic too.  Some days the sea is like a millpond, still and calm.  Whilst other days you can see the “white horses”racing where the waves break out at sea.

Sometimes in the winter when there are storms brewing, the waves are large enough to attract the surfers and its fun to watch them riding the waves.

Lunar Eclipse 25th April 2013 seen from Manilva

Something strange happened to me last night.  Whether it was a cosmic coincidence or something else I am grateful as whatever it was made me suddenly remember that I needed to take a picture of the moon and the stars for my blog – 100 reasons why I love living in Manilva, reason 3 The Sky at Night.

Sometimes I have a wonderful view of the Moon and Saturn from my front terrace but last night it wasn’t there so I went upstairs to my back terrace and was greeted by the sight of what looked like almost a full moon with the top left-hand corner sliced off. 

Disappointed that it wasn’t a full moon I decided to NOT take a photo and went back inside!

A minute later my phone beeped with a text message so I went downstairs to see who it was from.  It was from my wonderful friend Katie telling me “Lunar eclipse tonight 22.08” .  I looked at my watch and it was about 22.10 so I rushed back upstairs, grabbed my camera and this is what I managed to take.

Marbella Stagecoach Showcase 2013

When I was of school age I used to love going to watch some of my friends perform in our school’s plays.  I would hear about all the fun they had and backstage antics and see what an adrenalin rush performing gave them.  I admired their courage and wished that I was brave enough to do it.  I wasn’t brave enough though as I get very nervous and shake like Christopher Maloney from X Factor when any attention is focused on me.

Concerned that my children would be like me I invested in  acting, singing and dancing lessons at Stagecoach Theatre and Arts School in Marbella and am so glad I have.  It has opened up a whole new world of friends and opportunities for me as well as developing their skills whilst building up their confidence and self esteem.

I think we are particularly lucky that our nearest Stagecoach school is Stagecoach Marbella as all the teachers are excellent and very talented in their own right performing at various events along the Costa del Sol.

 

Every year since their successful 10th Anniversary celebration concert at Sala Fortuna, Hotel Torrequebrada, Benalmadena with Stagecoach Fuengirola and Stagecoach Gibraltar, they have organized shows at a variety of theatres along the Costa del Sol showcasing what they have learnt.  This is not only a fantastic opportunity for the children to perform on a real stage with a real audience but a wonderful opportunity for the proud parents to enjoy seeing their children perform some of the great acts or songs from the popular musicals.


This Sunday 14th April Stagecoach Theatre Arts Schools will be presenting “Stagecoach Showcase 2013” at Marbella Theatre – Teatro Ciudad de Marbella at 19:00 hours.  If you are interested in seeing the show, tickets are €8 and can be obtained by contacting Warren Webley at costadelsol@stagecoach.es.

Gardening opportunity for green fingered expat

A small community in the La Duquesa Golf area of Manilva is looking for an english speaking expert on gardening in Spain to help make their communal garden look its best.

The community already has Spanish gardeners who do most of the garden maintenance including mowing the lawn, watering the plants and pruning in winter, but are looking for someone to advise them on what plants to put where etc so that the garden is full of colour  and variety all year round.

The community has just had their annual meeting and has allocated a considerable budget for buying new plants. In addition they have allocated a monthly allowance to pay for someone to attend to these plants  every week to make sure they are looking their best.
